What will be covered:
We will be using advanced tools available from the Polk County Assessor's website to develop a "Desktop" appraisal that can be used to submit to the Assessor by June 5. The process is very similar for the other 98 counties, those the tools you use will be different. Attendees must bring their own laptop (call us if you do not have one available and we MAY be able to furnish one), with a spreadsheet available -- Excel, Google Sheets, Open Office, Libre Office -- or any excel XLS compatible. We will furnish the color printing (at no charge) to develop your comps and submit with your package. You will receive a SPREADSHEET TEMPLATE during the class which can be tweaked to create your personalized submission to the Assessor. While we cannot guarantee any savings, your instructor has protested before and received adjustments that were well worth the time investment -- $150 - $500 -- per year x 2 --are not uncommon. Your success truly is:
- dependent on the property
- dependent upon your ability to present your case well to the panel
- dependent on how out of alignment your currently proposed assessment is with what the market adjusted assessment works out to be
It is our intention that all attendees leave with at least one completed "Comparable Analysis Report" which can be submitted to the Assessor. P.S. We have set aside 1 add'l hour to work with those who are not computer savvy. If you feel you are not up-to-speed on spreadsheets, you can work on the project manually and take notes as we move through the examples. We will help you convert your content into spreadsheet form.
