WHAT WOULD YOU DO?  INVESTOR DILEMMAS

You bought your first house at a sheriff’s sale with the intent to flip it.  In the meantime, you were approached about renting the property to an acquaintance who loves the house and now wants to buy it from you but has proposed after six months of renting that you convert the lease to a rent-to-own.  What are the considerations in converting the lease to a rent to own option?

You bought a duplex, renovated it and have just a signed lease with a qualified tenant for one of the units but the other unit is still available to rent.  An individual inquires about renting the property, you provide the information and the individual appears to meet your minimum income requirement so you schedule a showing.  Upon looking at the property, the individual takes an application but then tells you that they are actually interested in buying the property as the individual wants to get into investing in real estate.  What do you do?
