IaREIA - Iowa Landlord Association offers two easy to use options for tenant or employee applicant screening.  

Option #1. 

This link will take you to the Sign-On Screen link to the "Apply Connect" system.  This system is designed for lower volume, residential landlords or property managers, with tech-savvy applicants.   You will register as a landlord and within minutes you can be screening.

You either setup an account for the first time, or login.    

When would you use Apply Connect?   

  • When your applicants tend to be tech savvy.  The Apply Connect service works because the landlord or property manager forwards a hypertext link (a clickable link) to the applicant.  
  • When your prospect is standing in front of you right after a showing and they say, "Ok.  We'll like it.  What do we need to do to qualify?  Can we put a deposit down now?"  You don't want to let these folks get out of your sight, so ... why not qualify them right on the spot?   
  • While you will ultimately want them to fill out an application completely, as there are other hoops they need to jump, but they may want to know if they can start making plans for possession!   You can say, "Yes.  We can provide preliminary approval, in less than 10 mintues" (or similar).    You can send them the link, they can fill out the form in a couple of minutes, press submit and you can receive a complete background check in under a minute.  
  • Once your applicant has submitted the form, then will then authorize YOU to see the results.  
  • You could provide them a "conditional approval", "Subject-to" the applicant(s) completely filling out the application form.  
  • They could make a deposit to hold the unit before they leave the showing!

Option #2.  We would help you setup a permanent account, direct with CIC (Contemporary Information Corporation).  If you are a landlord or property manager with more than a few applicants per month, this option might work best in the long run.  

You are more in control, but you still need to act quickly.  

If you choose this option to setup your account, we need you to complete an application and an on-site inspection.  We must also verify you have a crosscut shredder, locking filing cabinet, separate office for your rental operations, and a business operation that is NOT laundering credit reports).

This option works best when: 

  • The applicant is not as tech savvy -- maybe they didn't come with a smartphone in their hand 
  • If your applicant prefers to take your application with them, then bring that printed application back in a couple of days, or if they want to fax or mail it to you    
  • If you have an apartment community with full-time staff on duty.  
  • Your volume is higher -- say, 3 to 100's of applicants per month
  • You want to integrate your applicant's info with your online forms -- you (or they, if you have a web-friendly application form online), will type the info only once, then a computer will auto-"magically" populate the forms.   This is coming soon for ILA members!
